Real estate has been a part of my life for as long as I can remember. From my parent’s Christmas tree farm, to their organic garden to the sleepy harbor-town cottage on Lake Ontario, rural real estate is in my blood.
As a teenager, back in the 1980s, I learned the basics of Real Estate Investing by both osmosis and sweat equity. I was being introduced to the world of real estate as a passenger in my mom’s car, force fed real estate investing trainings on cassette by the likes of Real Estate gurus John T. Reed, Ron LeGrande and Carlton Sheets as she drove my brothers and I to cleanup-projects on properties my parents had invested in.
After college, I took my paltry savings and with the help of my parents, bought my first home. It was, of course, a fixer-upper but in 8 years it had doubled in value and then I had the money to start an investing career. I started flipping houses which led to converting duplexes into condominiums and then passively investing in apartments all the while working a day job as a mortgage loan officer.
In 2019 a partner of mine from the mortgage industry suggested I look into Land Development. After a week-long Google search into the broad topic of Vacant Land, I emerged with the concept that gave birth to www.DirtCheapLand.net.
What I found was a segment of the market that is woefully underrepresented. With rural, vacant land there simply isn’t enough compensation in a transaction for realtors and mortgage brokers so realtors raise the price of land to a level that can make it worth THEIR time. Mortgage brokers, on the other hand, are left out altogether because most lenders don’t offer loans on vacant land for under $40,000.
