At Dirtcheapland.net we understand that a FICO score doesn’t always tell the real story. If you want to purchase our land and if we both agree to the terms of the contract then we don’t feel a credit rating should have any impact on you fulfilling your dreams.
What is the application process to be approved for dirtcheapland.net financing?
There is no credit check. No application forms. No income or asset documentation requirements to be approved. You are Preapproved for our 0% interest financing
Do I need a real estate agent to buy land from dirtcheapland.net?
Buying undeveloped, vacant land is a much simpler transaction than buying a home. There are no appraisals and no inspections. You don’t need a lock box combination to access the property. All the things you’re realtor would do for you in a traditional homebuying transaction are unnecessary. We’d prefer you keep the commission and fees a realtor charges in your pocket.
Are you a real estate agent?
No, Dirtcheapland.net is not a realtor or real estate broker. We are an investment company. We have been investing in real estate since 2004. We buy and own all our properties. We do not charge or pay commissions for real estate transactions keeping your out-of-pocket costs to a minimum.
What is the closing process?
Once your down payment clears, we’ll email your closing package to you for a digital signature. This packet will include your Land Contract, Promissory Note, and Purchase Sale Agreement. Once you sign the documents digitally we will set you up on automatic payments. Once you pay off your note, we will issue your Warranty Deed at that point you own it free and clear.
Can I improve the property while I’m paying off the note?
Our properties are considered “unimproved” and are taxed accordingly by the taxing authority. We price our land and our monthly payments on the unimproved cost of ownership therefore if your intent is to improve or build on the land we encourage you to pay off the note by accelerating your payments. We do not charge a prepayment penalty for this very reason.
